Here are some other personal factors that lenders consider when qualifying you for a mortgage. Once you know your score, you can assess your options for a conventional or government-backed loan. When you’re ready, you can take the steps to apply for a mortgage. Your credit report is an essential part of understanding your credit score because it details your credit history.

Your down payment is a large, one-time payment toward a home purchase. Many home buyers believe they need a 20% down payment to buy a home, but this isn’t true. Plus, a down payment of that size isn’t realistic for many first-time home buyers. Fortunately, buyers who can’t afford a 20% down payment have several options, depending on the loan type. If you’re a first-time home buyer or haven’t owned a primary residence in the last 3 years, you may qualify for state programs, grants and federal loan programs. You can go it alone, but finding a real estate agent who is experienced and knowledgeable can be key to, well, getting you a new set of house keys. Keep in mind that a lower credit score often means paying a higher mortgage rate. Because the government guarantees a portion of the loans, they’re less risky for lenders to approve. Lenders are typically more willing to issue lower-than-average interest rates and offer more relaxed down payment requirements. The 20% down payment recommendation can make homeownership feel unrealistic – but the good news is that very few lenders require 20% at closing.
When you decide to make an offer on a home, you must submit an offer letter. Your agent will almost always write the offer letter on your behalf, but you can write it yourself if you choose. Your offer letter will include details about you (like your name and current address) and the price you’re willing to pay for the home. Your real estate agent will help you hunt for houses within your budget. It’s a good idea to make a list of your top priorities, some of which might depend on the type of house you’re looking for and whether you’re in search of a starter home or a forever home. If you have a median score of 580 and your co-borrower on the loan has a 720 credit score, the average credit score would be 650. Because the minimum qualifying score for conventional loans is 620, this can mean the difference between qualifying for a mortgage and not.
Bring your ID, a copy of your Closing Disclosure and proof of funds for your closing costs. For example, you’ll need to pay property taxes and maintain some form of homeowners insurance. Factor these expenses into your household budget when determining how much house you can afford.
In addition, a significant percentage put off contacting a lender at all until after they found the perfect home. However, few home buyers enjoy the mortgage process as much as house shopping. Most people take their time with the house hunting phase when buying their dream home. In fact, the average home buying process in the U.S. takes about four months. However, if you want to avoid private mortgage insurance, you’ll need 20% down.
For example, in San Francisco — where median home prices are $1.54 million, according to CAR — the monthly mortgage payment on a median-priced home would be $7,787. When you’re ready to make an offer on a home in California, it’s important to recognize that buyers are getting an increasing amount of bargaining power here. While homes were selling for more than listing price during the peak of the pandemic-fueled real estate surge, those days are gone. That means that a home listed for $1,000,000 would actually go for closer to $960,000. With that in mind, consider offering less than the listing price as a starting point — your agent will help you land on a reasonable offer. It's important to point out that your credit score isn't the only factor that lenders consider during the underwriting process.
In that time frame, you’ll find yourself immersed in a cornucopia of flavors and textures, starting with something like a rich, solid piece of sweet freshwater eel and a sashimi trio consisting of Japanese octopus, New Zealand shrimp and succulent bluefin tuna. These days, most of L.A.’s very best Edomae-style omakase meals require setting an alarm to snag a difficult Tock reservation, plus the willingness to dine early or on a random, often inconvenient weekday. Not so at Sushi Takeda, which, as of writing, remains surprisingly easy to walk into on any given day for an amazing nigiri-only omakase ($140 per head). Hidden away on the third floor of Little Tokyo’s Weller Court, Hideyuki Takeda’s tiny counter-and-table operation remains somewhat overlooked—even after a recent shout-out in the L.A. While L.A.’s devotion to sushi and ramen are so extreme you’d think they’re the only type of Japanese cuisine in town, the vast array of barbecue, shabu-shabu, soba and kaiseki are equally worth checking out the next time you’re in the mood for a taste of Japan. Taking into account both old favorites and newer hot spots, as well as price point, we’ve rounded up the city’s best Japanese restaurants.
Habachiana Grill
Plenty of other cheaper places around town might riff on the legacy of Matsuhisa’s signature yellowtail jalapeño sashimi, but none of them execute new-school sushi as well as this gloriously no-frills L.A. A slightly more elevated menu can also be found at the restaurant’s second location, which exclusively offers omakase from a little bleached wood hutch inside a Beverly Hills parking garage. This more minimalist offering includes miso soup, edamame, goma tofu, sashimi, a palate-cleansing sorbet, 12 pieces of nigiri and a yuzu gelato. Los Angeles has the most diverse, expansive and wide-reaching sushi scene in the country, so how does one even begin? In the process of scouting, I visited dozens of Valley strip malls, Little Tokyo shopping plazas and swanky counters in Beverly Hills in search of L.A.’s best sushi restaurants.
Ramen Nagi
In the high-end realm, I look for places that maximize overall wow factor; even within the upper echelons of L.A. Dining, I take price, atmosphere and booking convenience into consideration. After all, not all folks want to plan their dining schedules around Tock reservations going live. Note that this sushi list is numbered, but consider the ranking relative; it mixes everyday and special-occasion restaurants. When it comes to ultra-premium sushi, however, know that any one of these places will deliver an experience worthy of special occasions.

That said, the most popular and iconic dish at RedRock is without a doubt the sliced roast beef don. This tower of meat is just as eye-catching as it is mouthwatering, and it's definitely not for the faint of heart. The Wagyu beef sourced by Matū comes from First Light Farms in New Zealand, and the featured cuts range from center-cut filet to ribeye. Since the butchers prepare the steak every morning, availability differs from day to day. While you can request that your steak be cooked longer, the standard practice at Matū is for all meat to be warm red.
If you visit during happy hour, meats like the filet mignon and premium sirloin can be ordered at a discounted price. Gyu-Kaku also has a few poultry and pork options to choose from as well. It’s not often that a high-end omakase restaurant resides at the street level, but that’s the case with Sakurako, which comes from Sushi Enya founder Kimiyasu Enya. Enya brings on three talented chefs who trained in Japan, with head chef Akira Yoshida preparing the heart of Sakurako’s nigiri array. Master chef Tatsuki Kurugi composes kaiseki-style appetizers and sashimi courses while pastry chef Shota Takaki finishes the meal with a thoughtful, fine dining-level dessert. Los Angeles has a plethora of culinary strong suits, like regional Chinese and tacos of all stripes, but the city’s variety and quality of sushi are nearly as impressive.
The best sushi restaurants in Los Angeles
Sakura Japanese Steak & Seafood House is a bit off the beaten path but definitely worth the trek. This traditional teppanyaki dining experience is communal, meaning that all of your guests must be present in order to be seated at your table. When it comes to appetizers, kick things off with the kimchi starter before indulging in Tokyo Kalbi's beef tartare. Though you can definitely order all of your meats a la carte, the restaurant also offers set combo plates if you find that to be easier. Don't forget to order a side of rice to pair with your grilled meats.
In addition to standard filet mignon, New York steak, and ribeye, the absolute best cuts served at Wa Dining are without a doubt the Wagyu filet mignon and the Wagyu New York steak. Both are priced at $120, at the time of publication, so expect to spend a pretty penny ... In possibly a first for LA, an Austin-based Japanese restaurant splashes on the West Coast as a notable sushi opening. Inspired by LA’s own Nobu and Katsuya, among others, chef Tyson Cole opens a suave and already bustling lounge in the heart of West Hollywood serving a tightly edited array of Japanese dishes. Sushi remains an important part of Uchi, and the preparations offer a thoughtful departure from classic Edo-style sushi that still preserves the restaurant’s high-quality fish. Think strawberry XO-sauce and basil-bud olive oil over namahotate (day boat scallop) over rice.
There are also a couple of seafood options to choose as your entrée, but if you're coming to Wa Dining, you should come for the steak. This Glendale staple is open seven days a week, ensuring that you can get your fix Monday through Sunday. While you can opt for lighter proteins such as chicken, shrimp, salmon, or even lobster, the tender steaks are the highlight of the meats at Mori Teppan Grill. Regardless of if you prefer filet mignon or New York steak, you can't go wrong with either. Longtime West LA chef Shunji Nakao moved his upscale omakase restaurant to Ocean Park Boulevard in Santa Monica, with an intimate counter starting at $280 per person to sit in front of Shunji, and $250 to get one of seven seats in front of chef Takahiro Miki.
In order to get a reservation, you literally have to either know Chef Kaz Oyama or someone who knows him. Basically, having solid connections in the foodie world is pretty much the only way you'll get in. The ambiance is far from what you'd expect at such a renowned (and expensive) restaurant, but that also adds to the overall charm of the experience. There are four different coursed menus to choose from, with the first being a filet dinner that is three courses. The picanha diner and ribeye dinner are both courses, while the Matū dinner for two is $85 per person and five courses in total, at the time of the publication. You can also order different a la carte starters and sides such as steak tartare, shrimp cocktail, and creamed spinach.
The meal starts off with three different appetizers and is followed by six different cuts of meat along with your choice of a rice or noodle dish. Other more unique highlights include ram chop, beef cheek, and beef liver. Pair your meal with some seasonal sake and or a crisp Sapporo and dig in.
This is a Matte Revolution lipstick in the shade First Love. The formula is silky smooth and matte without drying out the lips. This is my typical color for fall and winter so I knew that I would love it as soon as I saw it. It’s a bit darker than the others (in the best way) and I think it would complement so many different skin stones.

This is a Matte Revolution lipstick in the shade Wedding Belles. To be honest, this is my typical color when it comes to lipstick and the one that I feel the most beautiful in. When I take blog photos or film videos, this is usually the type of color that I’m wearing.

Charlotte Tilbury's Hollywood Beauty Icon Lipstick Review - Cosmopolitan
Charlotte Tilbury's Hollywood Beauty Icon Lipstick Review.
As a standalone highlighter, this shade stayed on well for eight and a half hours. Charlotte Tilbury Medium (4) Hollywood Flawless Filter ($44.00 for 30.00 oz.) is a light-medium beige with warm, golden undertones and a luminous sheen. This was the least warm-toned shade that I've swatched within the formula, so I could see it being more versatile across undertones as a result. The doe-foot applicator made getting just a touch out easier for highlighting the high points of the face, though it was less useful for getting product for mixing in. My AIRbrush Flawless Lip Blur is available in 8 FLAWLESS shades that were BORN BACKSTAGE, including my ICONIC Pillow Talk and Walk of No Shame hues!
Layer and build the color to create the intensity you want, from a light-as-air matte stain to dramatic full-velvet coverage. Color glides on easily and precisely, thanks to the specially shaped square-tip, inspired by the classic shape of a lip brush. I can’t recall if Kim KW was sent to me or if I ordered this one. This is what you think of when you think of “nude lips’ ala Kim Kardashian. This is a light nude that still has a bit of pink and peach in it so it doesn’t completely wash you out. But since It’s a bit too pale for my own personal taste, I do like to wear a lip liner under it.

She is famous, like Dolly Parton, for sleeping in her makeup. Her eyes sparkle as she speaks with the runaway, chatty energy of a hostess welcoming you to a party. Tilbury says, “I don’t want to see invisible women,” so her products make eyes look brighter and complexions more dewy, and are known for creating an intensely glamorous effect. Charlotte Tilbury I could kiss you, I've just found the perfect every day pink lipstick (and it's celeb approved).
Bitch Perfect is not only my favorite Charlotte Tilbury Lipstick, it’s also one of my favorite nude lipsticks of all time. It’s the most beautiful, muted nude with peach, warm undertones. I find this to be a super flattering nude on many people. Because it’s cut with peach, you don’t get the dead look many nude lipsticks give. It goes with everything from daytime looks to smokey eyes. Charlotte’s Hot Lips line includes both her Matte Revolution and K.I.S.S.I.N.G. formulas.
The 3D glowing pigments create a lit-from-within illusion that makes lips appear wider and fuller. A blend of triglycerides, oils and waxes helps pigment glide onto the lips and last a long time. Get starlit skin in seconds with Hollywood Flawless Filter, the customizable complexion booster that’s a primer, highlighter, and luminous mixing medium in one.
Many shades can be worn as either a highlighter or blush, each blending effortlessly into skin. The wands are formulated with hydrating glycerin and smoothing silica to keep the skin looking and feeling its healthiest, per the brand. The world’s most beguiling makeup artist on beauty, stars, love, and sex. There are little hearts stamped on each lipstick and the case is out of this world gorgeous!
It’s a gorgeous mauvey-pink shade – such a dreamy color! Get a celebrity-inspired lip look with the Hot Lips lipstick collection. Created in collaboration with some of the world’s most fabulous and inspiring celebrity women, these are lipsticks that make a statement! Whether you choose a matte or satin finish, you can find the perfect shade to suit you for a polished lip look every day. At first she came out with the Matte Revolution formula, and later on added the Hot Lips line (lipsticks inspired by celebrities Charlotte has worked with).
Each color is so feminine and romantic yet extremely wearable. I typically go for pink tones on my eyes so the warm neutrals were a welcome change. I also really love the formula for all of these! They have very buildable coverage yet it feels super lightweight, as if you aren’t wearing anything at all.
It really is such a pretty color and I think this is one that can easy go from day to night. I found that it stayed in place and I didn’t have to reapply. This is a Matte Revolution lipstick in the shade Mrs Kisses. At first glance, I wasn’t sure what to make of this color but I was pleasantly surprised once I applied it on my lips. To me, it looks like a beautiful rose color with a slightly orangey-red undertone. It’s really gorgeous and completely went above and beyond my expectations!
That shiny, feminine rose gold bullet is so stunning that simply pulling it out of your handbag or seeing it on your vanity makes you feel extra special. I’m a sucker for pretty packaging, so naturally, I was drawn to the brand. Over the past several years, my Charlotte Tilbury collection has grown to include quite a variety of her products.
The sub-$40 lunch special comes with nine pieces of nigiri, a cut roll, miso soup, and a few small bites. The price jumps up at dinner, where most opt for the more elaborate, Edomae-style omakase. Currently operating out of sister restaurant Inaba in Torrance, Yasuhiro Hirano’s intimate sushi counter offers an ultra-premium omakase ($280) that deftly incorporates dry-aged fish and exotic ingredients like mantis shrimp and plump Japanese oysters. This is the kind of place where you can expect a crash course in the art of sushi from the chef himself, plus the appropriate tuition and fees to match. If you’ve got a lighter appetite, ask Yasu-san to halve the amount of rice—of the 37 different L.A. Omakase options I’ve tried, the only place where I worried I’d have to stop the meal early is Inaba.
L.A.’s best Japanese restaurants, ranked
Steak courses include the Kobe filet, Kobe short rib, and more, and there are also some seafood courses featuring shrimp and scallops. The garlic fried rice is also a highlight that will definitely have you coming back for more. Located in downtown Los Angeles, Habachiana Grill is a fast-casual spot that is ideal for takeout. All Habachihana entrees and combo plates are served with grilled veggies and steamed rice, but you can always upgrade to fried rice (and it's well worth it).
Morihiro
The Korean American chef sources most of his fish from the same supplier used by the veterans at Morihiro and Shunji, yet Son fuses traditional technique with hints of bold Korean flavors and farmers’ market produce in a way that feels fresh and memorable. Despite its greenhorn status, I would already rank Son’s menu among my top five omakases in L.A. If that’s the case, just imagine the heights Sushi Sonagi could reach in a year or two.
The best Japanese restaurants in Los Angeles
Also, I definitely recommend reservations, since the restaurant is quite small. There are a half-dozen ways to cut a fine meal at Arcadia’s Sushi Kisen, including the extremely affordable omakase experience at the counter, where I’ve enjoyed a dinner that rivals Sushi Kaneyoshi or Morihiro for less than half the price of either. Chef Hiro Yamada also stocks an extensive selection of raw fish, so if you know exactly what you’re in the mood, you can also order a couple two-piece orders of those and call it a day. Either way, I recommend making a reservation for weekend evenings, though you can often call the day of and still find some availability at the bar.

Expect near-perfect quality nigiri and Nakao’s careful construction and proper balance between fish and rice at these prices. Our pick for the best Japanese steakhouse in LA goes to none other than Niku X in DTLA. Whether you're celebrating a birthday or anniversary, everything from the service to the quality of the meats makes dining at Niku X a top-tier experience. While you can order a la carte, it's best to opt for one of the tasting menus. The interactive Yakiniku Tasting Menu is 14 courses of pure decadence, featuring some of the most luxe seafood and steak options available. The Hikari Omakase BBQ is priced at $90 per person, at the time of publication.
Our Menu
The expansive selection of nigiri sushi and sashimi never fails to please. Awarded a Michelin star within a few months of opening, this rarefied omakase counter from chef Seigo Tamura is one of the top sushi restaurants to open in Los Angeles in the past few years. The 20-course tastings that cost $350 per person include a proper mix of prepared dishes, such as ankimo (monkfish liver) and Japanese hairy crab, and sushi, like umami-rich kohada (gizzard shad) and seared anago (sea eel).
Take-Out/Delivery Options
All of the meats are grilled over Binchotan charcoal, which is a special charcoal sourced from oak trees. Thanks to the fact that there are no flames or smoke, the meat remains tender and juicy. Though there are several different cuts to choose from, the best of the best is without a doubt the Kalbi gold. Once you are ready to eat, simply dip your steak in some spicy soy or shio and savor each bite.
Sushi Spot
For a more personalized experience, take a seat at the bar and order the excellent L.A.-style omakase ($165), which makes fried shallots and ponzu sauce feel brand new again. Native who enjoyed my first set of tekka maki at Hide Sushi on Sawtelle (which is still around, by the way) and cycled through love affairs with unagi (freshwater eel), saba (mackerel) and SushiStop’s famous dynamite rolls in adolescence and college. Though it’s hard to turn down freshly pressed Edomae-style sushi, I’m still fond of a good spicy tuna crispy rice once in a while, and I’ve even sampled a few of the city’s vegan sushi options.
In fact, all of the cuts used at Yazawa Japanese BBQ are flown in from Japan, and since they are never frozen, the flavor and freshness are apparent in every bite. While you can order a la carte, there are also three different omakase menus to choose from. That said, if you love steak and seafood, the combo plates are where it's at. Enjoy a mix of lobster, filet mignon, and shrimp for some surf and turf, or get your protein fix with filet and chicken. There are also five different sauces to choose from such as diablo sauce, garlic butter, and yum yum teriyaki.
Silver Lake is now home to surprisingly great sushi, all thanks to this tiny Japanese strip mall joint and its sushi-focused sibling, Omakase by Osen, just down Sunset Boulevard. Both perpetually busy restaurants are led by seasoned chef Damon Cho, who's worked at Matsuhisa and Tao. If you're in the mood for actual nigiri and hand rolls, Izakaya Osen has those too—and while they're not the cheapest around, the fish quality and craftsmanship definitely make for tasty à la carte sushi that doesn't break the bank.
If you're looking to branch out and try a cut that you never have such as beef tongue or large intestines, Yamaya is ideal. The most luxe steak on the menu is definitely the A5 Miyazaki Wagyu steak cut, but if you're celebrating something special, it is a splurge that you won't soon forget. Though the meats are pretty pricey, the appetizers are all under $10 and range from edamame to soy-marinated cabbage. Leona’s Sushi House in Sherman Oaks goes into the former La Loggia space with proprietor Frank Leon and sushi pro Shigenori Fujimoto, previously of Asanebo and Shiki. Head to Michelin-starred counter Inaba for chef Yasuhiro Hirano’s impeccable array of sushi served at a six-seat counter within I-naba.
The plating is beautiful and the ambiance is relaxed while still being refined. If you're able to visit during lunch, there are a handful of specials to choose from that allow patrons to get a true taste of all that wa-dining has to offer. The lunch special is perhaps the best deal, as it includes five courses with the option for your entree being an eight-ounce filet or a 12-ounce ribeye.
Owned by the same group behind some of L.A.’s best ramen bowls, the restaurant was famous for its pre-pandemic lunch specials. The less expensive sets ($49 and $69 respectively) swap out premium ingredients like Wagyu and toro out for less pricey cuts, but you’ll still leave here feeling satisfied regardless of which set you order. Three decades in, Tetsuya Nakao’s strip mall sushi bar in the Valley—and its wonderfully nontraditional omakase—has stood the test of time and become veritable L.A. In a similar style as Nobu (and the chain’s original restaurant, Matsuhisa), Asanebo offers a selection of fusion-style seafood dishes, as well as traditional nigiri—but the right order here always leans towards the former. Where else can you find a deep-fried tempura “seafood stick” served in a martini glass, a flaming conch filled with bubbling hot broth and pieces of tender A5 Wagyu and juicy red onion in sweet soy?
If you consider yourself to be true and tried carnivore, you'll love the endless array of quality cuts that Japanese BBQ and steakhouses offer. While some establishments allow you to have a more interactive yakiniku experience while you grill your own meats, more high-end Japanese steakhouses prepare everything for you, and sometimes, in front of you. Sushi Note in Sherman Oaks expanded to this underground location at the front of a valet stand, joining the ranks of unlikely but still terrific sushi destinations in Los Angeles. Helmed by Earl Aguilar, who trained under Note’s Kiminobu Saito, this $190 omakase meal is offered at a small bar or at a few small tables. Like with Note in the Valley, this omakase experience is best with the restaurant wine pairings, which puts terrific wine pours that amplify each piece’s flavor profile.
The Joint Seafood founder Liwei Liao opened this casual handroll counter modeled after Kazunori serving high-grade fish in a parade of seaweed-wrapped creations. Liao’s market in Sherman Oaks specializes in dry-aged fish, though the offerings at Uoichiba aren’t necessarily of that style. Instead, cuts like tuna, kanpachi, steelhead trout, and blue crab salad are served with seasoned rice either a la carte or as lunch-sized omakase meals. This unassuming spot in Arcadia has a versatile lunch sushi set from chef Hiro Yamada (Sushi Gen, Shiki).

I think there's a slight sense in the tone of what we always do. Mat puts this really well; there's a feeling that we're pulling down our beards, winking at people and going, “Look, it’s us! ” You get a sense of the amount of fun that we're having doing it. We’ve been so lucky to have such a loved show because obviously, we love making it but people have absolutely embraced it. That such a lovely thing in this day and age where people are so quick to criticise.

I'm trying a lot to be aware of how lucky I am all the time, and I'll find myself sometimes listening to one of them do the scene, I'll be in the scene with them but I'll also be just enjoying their performance. I think it's simply that audiences enjoy watching a gang of people with differing opinions. Everyone has a family or a friendship group that they perhaps squabble with from time to time. I think the Ghosts represent that. They all have differing values and principles, and so they can learn from one another. It’s a model that works because it's essentially a family unit.
